One last question: Would it be wiser for me to pursue funding options personally and then fund my LLC, or would it be better to seek funding options via the LLC? 

I believe that you need to teach people how to treat you and I already made the mistake of texting with them initially and now am paying the price by having to respond to texts via email.

We want to put a good chunk of that to use via real estate investing, so I will be house hacking a small multifamily or perhaps a single family with zoning for an ADU.

Put a second mortgage in place on an amount we agree on (to be paid via balloon payment upon sale of the property) -This amount would be the ask price, less the existing mortgage, less the downpayment and closing costs4.

Despite being very careful, there have been instances where I accidentally took money out of the LLC instead of my personal account via PayPal or Venmo etc.
