Not sure, but I don't see interest rates coming down much in 2025.There are always opportunities if you look for them, no one will like bring them to your front door on a silver platter.It seems like when you aren't looking for opportunities they do present themselves.Kinda like it's easier to find a girlfriend when you already have one.

A good investor agent that is plugged in with local wholesalers, is prospecting, and marketing on their own will have plenty of discounted off market opportunities that will have less eyeballs on them then the MLS.

Desperate - experienced, nothing to lose type of situation, and the opportunity is so amazing that it is life changing (Ah what the heck, he was already on the edge, it may work, it may not, but he was in a desperate situation)I wouldn't recommend it for normal people.
