Single-family residence buy & hold investment.

Purchase price: $17,000

Cash invested: $83,000

Transforming one asset into another is not an expense, it is a balance sheet change. 

The floorplan was arranged in a way that some non-load bearing walls could easily be removed, some new walls framed, and with about $40k, the house would be transformed from an un-appealing 2/1 that would lose $300/mo as a rental into a very appealing 4/2 that would cashflow about $500/mo (incl. the debt service for the rehab)...

Do not use them to draw new designs to transform the house into the Sistine Chapel, pick their brain to turn the current setup into the desired layout.

Downtown is experiencing a fantastic transformation but still has a way to go.
