she DID try to offer 9000 for the year and I said no it's 10800. so she agreed to pay 9000 now and 900 each month for the last month's of the lease. also for whoever was talking about market rents its hard when you dont know my area. all of the rentals are dumps. it's terrible. very poor area. small area. drugs have ravaged the town. yes I'm moving asap. my house is in a good neighborhood with 3-4 bedrooms and minimal sex offenders near by. so it does attract families etc. the good rentals are always taken because of the long term tenants.

I know one Appfolio user that has been with them for 13 years and he not only switched to Propertyware, he wrote a scathing review because of Appfolio's terrible customer service and other limitations.For most private investors managing their own rentals, I think TenantCloud, Cozy, or rentecdirect are really good options.

Nasty carpet/floors, terrible paint in all rooms, popcorn ceilings, trim/doors/hardware all outdated, brutal appliances, ugly light fixtures, bathrooms were rough; garage was a major eyesore, the list goes on and on.

Almost daily I see properties posted in the BP Marketplace and many other REI platforms with terrible deals and a ton of people asking for additional information or expressing interest to buy, and when you look at the profile of the interested party, it's a new investor trying to accumulate doors quickly regardless of how bad the deal is.I don't blame the scammer alone, I also blame the scammed for investing while uniformed.

Most of the homes selling for bargain prices now are in the Adamsville/Bolton Rd areas or way down in 30315 near Dekalb county...the two most outermost corners of the city and of course, those homes are in terrible shape quality wise.Not much of a super statistical analysis, but using the eye test, inventory is way down and the homes available are not really attractive (with or without renovations).
