If you call Airbnb, you'll never actually get an answer you could trust on this. 

Have her call a few churches or similar organizations to get contact info for who to talk to.

The number of calls you make, are only important if you are guaranteed a specific dollar in return per call. 

Most projections I’ve seen are calling for rates to stay right around where they are this year, or if anything possibly going up a little.

If OP has not already tried calling every we buy houses ad in the area, they should also do that. 3 days is very limiting though - no time to waste.

One of the utilities, South West Gas, based in CA, gave me a hard time putting the account into my own name. after several calls, faxing the court-stamped eviction order, verifying my deed through the County, etc,  the operator finally agreed and started to backdate the account change to the beginning of the process!

There are really only two decent books on wholesaling I know of - one by Todd Fleming called something like If you can't wholesale after this, I've got nothing for you, and the BP book by Jamil Damji.
