Offer to take pictures of properties and sweep their hallways if that's what it takes to get them to talk to you about it.

Why are you refusing section 8 vouchers?
19 March 2023 | 212 replies
I have a section 8 rental in Washington DC now worth $410,000 I paid $160,000 4 or 5 years ago.I went section 8 because the neighborhood was not that great and in Wash DC it can take 6 months to evict so I choose the guaranteed income approach and I got a full deposit.1) I failed a Section 8 inspection for the broken window latch, in a closet on the third floor on the third inspection2) Mysterious thing "break" dining room chandelier, two exterior lights. ( before I purchased the house was VACANT for one year and nothing like this happened)3) self entitled attitude of occupants who are living for free4) house is DIRTY- really just broom sweep my beautiful hardwood floors.5) difficult to get them out.6) rent increases of 3% is WAY under market.7) with Covid tenant does not want me in house8) the 1099 income is fully taxable

Property Visit - How often is too often?
28 November 2018 | 4 replies
I sweep or vacuum the common entry way about once per month (or as needed) and check that the sidewalks are getting shoveled and salted in the winter. If I am needed at any of my rentals, I tend to at least drive by the others since they are within a few blocks of each other, just out of habit.

for the Do it yourselfer what would be your flooring choice?

Once a tenant moves out, there's nothing better than simply sweeping and mopping the floors to get everything clean once again. On A grade properties, I do carpeting, ceramic tile, etc. in the respective areas because the tenants are of higher quality and have greater expectations.

Lease

I was talking about it today at work and someone made the comment that "a new broom sweeps clean" and that new ownership would cancel out any previous lease agreements.

Where are we going with this post.It seems like it's devolving into a "masqued" Global Warming/ Cimate Change thread, vs a "Lets All Make Bundles of Money in Real Estate" thread. If you believe for whatever reason CocaCola drinking Polar Bears with Sunglasses on will be floating into town on ice flows--buy somewhere else.If you believe the Science is a Manipulative Fake -- roll into town and sweep up the good deals due to lowered demand. Its no different really than which area of a city will Gentrify next.

@Ben Grubb The main differentiating factor is comparing trying to set up "velocity banking" through a typical Heloc, and a loan that's designed to do all the work for you through a zero balance sweep account.
