Personally I like small multis in the 2-10 unit range.

Your insurance costs look high for a house in that price range.

I think the only way to do that is to increase my loan to get some multi families I see in the 1.1 mil range.

That said, you might check on the price tags on houses in Tulsa compared to Philly to understand the different sale and rent range for these areas. 

Other Sun Belt cities, including Raleigh, North Carolina; Jacksonville, Florida; Phoenix; and Atlanta, also posted rent losses ranging from 2.8% to 1.9%.

That's why I had the condo idea, it would be the only way to get a 2 bedroom for my family of five and be able to rent out a two bedroom and cost in the $1M range.

Fairly consistent rents for properties spanning realistically in the 100-250 range, with a healthy mix of SFH and MFH.  

Your initial lien doesn't have to be EXACTLY that amount but somewhere in that range is reasonable.Hope that helps.
