A clean WDIR from a termite expert should be more than suffice. 

Given that I am younger and do not have any children or spouse, living in a finished attic or basement would suffice for me.

Any abatement issue should suffice. 3) give notice and hope tenant does not know that notice does not apply to rent control units (hope tenant is ignorant of their rights - note this may not be legal and likely is not ethical) 4) cash for keys (I hate this option, but it is a legal option).  

Also, would the written notice have to be certified mail, or can a posting on a door suffice.

I do not believe that books, and BP, is enough to suffice.

However, I've have PMs for both my in state and out of state properties, and all of them keep reasonably detailed transactional records with copies of back up invoices.So to me as long as you have done whatever due diligence needed to ensure you have a credible PM it's my belief that should suffice. 

Uber and other ride share programs have sufficed for them.
