Seems in okay condition and has life left but my main issue is the color I think its so ugly.

Real world color: we have a duplex in a great neighborhood and generally have no downtime when a tenant moves out. 

After much research, planning, goal setting, and purchasing my first two SFR with the VA Loan while moving around duty locations with the Army, I finally took the first action step of building my multifamily portfolio with the purchase of a Duplex several months back.As I begin to build momentum with my purchases, I want to develop a "template" or rather a material list with (color / type / brand/ price / vendor) that would serve as my go to for items such as paint, types of blinds, carpet, flooring, hardware, ceiling lighting etc..

So, on the outside we replaced like for like with approvals on materials, colors, etc. 

Then paint everything whatever color your heart desires!

Some can tell you what color you can paint your house and what materials you can use on your roof. 

You will be able to see the floor plans, colors and finishes that are selling right now.

I had a tenant once who would ask me almost monthly to put down new flooring for him because he didn't like the color of the current tile.

I'd consider it similar to using strong paint colors in a property, some will hate it, some will like it but using colors that almost everyone finds acceptable will appeal to the largest group.
