I am a strong advocate for their effectiveness allowing you to do substantially more with your money. 

That said, plenty of successful investors do it without one by working with experienced agents and focusing on building a strong network.

@Joel Lebovits Canton is still a good rental market with strong rents.

There is a very strong effort to ban them completely from R1 zoned areas which has made it very difficult to apply for a permit unless you buy a house which currently has a permit in place.

A lot of these guru's are being sued by partners, lenders, investors, etc.
