I don't see why I couldn't rent out a residential property as an investment, but the law can be pretty twisted and illogical.The alternative -- a land contract -- would require a larger down payment because taking it back would be about a 5 month process (streamlined a bit by the property being unoccupied, because at least it wouldn't involve an eviction) -- and much more complicated if I do it myself, or expensive (~$400-$500) if I hire an attorney.The main thing is to make it stand out among the thousands of similar properties glutting the market and catch a rehabber's eye ...I'm also looking into contractors who might finance someone like me.

To answer you directly I understand from people I have talked with that appraisal of ADUs is not streamlined yet so their value is not completely accurate at this time.

That being said, $10K could be in the ball park when you add it all together for the average eviction - but I typically don't reach that figure personally.Wouldn't it be great if we could streamline the process down to have a court decision within no more than 30 days from the 5 day notice and have the option to privatize the sheriff's job of removing the tenant if they don't leave?

My predictions for a couple of scenarios:Corona increases > second shut down > More unemployment > more loan forbearances > flood of business bankruptcy's and loan defaults > banks have big problem > fed bails out banks > some banks fail > real estate prices stay the same or go up until early 2021 > Fed will probably do another cares act and extent forbearance period > then it is possible the dollar will continue to devalue > then inflation will occur > real estate prices will go way up as dollar becomes worthless and banks fail > central banks switch from us dollar to Crypto > politically, either way the election goes we will have instability and unrest.
