The restoration company is recommending that the floor be torn up and walls be opened to allow for more direct contact of the microbial compound.Estimated floor replacement is upwards of $3500 (conservative, I think) plus the dry wall work.I'm comforted and relieved to find that my lease holds the tenant responsible for such an event.

I buy rentals in Westland and Livonia  (michigan/wayne country) and the MLS has dried up. there is pretty much a bidding war for anything under 90k. it's crazy out there. i thought i'd pick up at least 2-3 houses to add to my rental portfolio during the cold months, but that cold spell has not deterred people from buying. very disappointing.

Normally I hold over mo to mo but his lease was written to term on end date unless extended. if he had just told me on the 13th he was leaving I think it would be pretty cut and dry but since he indicated he'd pay another month I am under the impression I could/should charge him.

So yea thats why i really want to go to this auction i have no experience with water/ storm damage i just want a place to keep a boat...What are some best case and worst case senarios the pictures of most houses with the open houses have dry wall cut out about halfway up the wall and most floors ripped out except for some plywood etc.... the ones with no open house have been deemed unsafe for entry by the State of NY so they obviously need more repairs than i am willing to do....Thankyou all in advanced

It seems the market has been very dry for investment properties (6-24 units) in the greater DuPage area.
