It’s a cheap way to give you a smooth finish and it’s very forgiving.

He has responsive teams in place that smooth out the process.

I didn't know this.We just bought an off-market property as an assignee with a local wholesaler, which went smoothly.

PL or any pricing software is not going to be set it and forget it, you still need to be in there weekly or 2x a week adjusting and making sure everything is going smooth until you find your goldilocks pricing. 

You might consider asking the owner to seller finance part of the deal and also stay on for a transition period to help show you the ropes.

However, within 5 years or less I ideally would like to be able to at least cut back how many days per week I’m working, and start transitioning into doing real estate more, eventually full-time. 

STR is very different from LTR in so many ways and if you are going to self manage, it is not an easy transition.
