The home sits on a double lot with a massive yard in a very desirable A school district ( people literally buy homes in this area just to send their children to this particular school). 2 of the 3 siblings have agreed to a purchase price of $60,000 and I cover all closing costs and do diligence money ( survey, title search/ insurance, real estate attorney, etc...).

You need to keep in mind that investing is high risk, you have the potential in a worse case sener to lose it all.Instead of taking advantage of your parents generosity I would advise you set up a 50/50 partnership to share profits especially in the case of you having siblings.

For example I manage my parents (early 60's, dad still working) finances and I have them in 30% stocks, 40% bonds, and 25% real estate (they paid off their house) with 5% in some other things.However for me, and my siblings ~late 20's early 30's I have more like 60-70% in stocks and similar categories.Diversification across asset classes is really important, but I will warn you there is A LOT going on in finance, with the markets, and central banks.
