There are several inexpensive templates out there (Graphic River comes to mind) that you can buy and customize.

Create an LLC to hold the asset.Create a proforma to showcase all revenue and expense assumptions.Find a non-recourse DSCR loan provider.You will act as the operator and generate a fee.

On that note, I would make sure whatever agent you hire is doing a good marketing video, etc so that the home is showcased on video and interested parties can see it that way as well.
