They used to have to move the dirt away with rakes and shovels.

So you know all the filters, flappers, and locks are new and drain clean and clear....On "what needs to be done" in the future I think you will see this on your day to day maintenance (one advantage of being a DIY landlord) you can spot the loose boards and areas that need paint or protection, while sweeping, shoveling or mowing, etc... 

My does double net leases with them where they pay their own utilities and do their own maintenance, the main one, shoveling now.

I would expect after they are denied that this flares back up.Also there is a whole lot of talk of lawyers.

In fact, the tenant making the suggestion is the lowest functioning there, the legacy tenant in the basement studio (legal) on SSI who does the garbage and shoveling for me. 

I started as an employee shoveling hot asphalt in the AZ summers.

Until I sell or move to Tampa in a couple of months, I personally do all the outside maintenance.. seal the driveway, paint, shovel snow, cut grass, etc. 

didn't know they had hills that high in FL. don't think you and a couple of guys with shovels are going to make a dent in that hill. if no drainage issue don't touch it....if it snows go sledding

Here they just open the back door and stick the bottles/cans into the snowdrift that has accumulated since they never shovel the back deck off either.

They don't cause real problems, he helps out with garbage and shoveling, but they're not who I would choose.
