I still self-manage because mine are in my back yard, but I have shopped around a bit.A common mark-up for scheduling and over-seeing the work is 10%.  

After that, everything goes to charity and we close up shop.

Just look for a shop that will teach you the basics of real estate contracts, offers, MLS navigation, and disclosures. 

Chicago is MIXED BAG of general contractors and architects PLEASE be sure not to rush or use the cheap guys...one of my favorite sayings (that I have learned the hard way):"BEING CHEAP IS EXPENSIVE"  

And you'll have the ability to shop around with money partners especially once you have a few homes to show that you've built.

I’ve shopped around with a bunch of different skip tracers and what I’ve landed on for residential is using MLS data (Realist or Remine) or local County data to pull the lists.

As far as the lender goes, if I'm buying properties that qualify for conventional loans does it really make a difference if I build up a relationship with a specific bank vs just shopping around each time I buy a new property?

I'm deciding if I should shop around or does this seem pretty inline with other companies?
