I understand your sentiment about wholesaling but I have to disagree.

@Mike Sarhan I agree with the sentiments above.  

This was a class A 2018 built asset, one of those that when one would look at it you would assume no cash flow, but one would be incorrect.Cap rates reflect market sentiment, nothing else. 

@Matthew Chalfant as a fellow Christian, I admire and agree with your principles of wanting to help our fellow man; I’m sure many will agree, Christian or not, that today too much of that sentiment is lacking…a little good done by some individuals turns into a force of good for society.

Right now, the sentiment I'm hearing from people is that it's not only expensive to rent, but extremely difficult to find a vacant place to rent.My sentiment is that the city is being revitalized. 

@John Carbone  I agree with the sentiment, but not that the equity was mythical. 

Sentiment is going down due to making easy money on appreciation is lost.

The majority want to buy when the sentiment and price are at their peak. 

I'm gonna echo the sentiment on finding out exactly why this applicant is so willing to pay upfront?
