But every day investors buy less than desirable property utilizing high leverage debt at high interest rates producing high risk of negative cash flow and built in negative equity.  

As a result, new homes effectively cannibalize appreciation and rent growth of existing homes.

I am seeing some differences between them in time to get them rented.We do post the rentals on Zillow, and get good results.

This occurred because of their improved financial situation, which resulted in higher contributions from the tenants.

I've seen some clients do this with great results.
