I think increasing density and a new theater will refresh that area...

I'll have another look at my lease agreements to refresh myself on any relevant considerations.My original question was more related to how upfront to be with the tenant....and the timing of my communication. 

I did his 5 bedroom rehab with a new kitchen and refreshed bathrooms and flooring throughout in a $10,000 budget.

If NN often the tenant will want to renegotiate the option rent for a new roof,updated parking lot, new TI to refresh the inside of the store etc.  

But, once I repurchase a refreshed list in a few months, it could be quite a challenge to purge it. 

Including-Dues-Business cards-Post cards-Signage-Postage-Handouts-Printer cartridges and printer (I know most offices have them but being able to print at 2:30 AM while wearing slippers is pure value)-Paper-Open house signs-Open house refreshments, booties to cover shoes, bucket for water bottles, coffee maker, coffee, cups, sugar etc. and picture frames for "Please remove shoes signs" etc-Desk fees (which will very and so will your split)I would honestly say about $5,000 as a guesstimate to get really rolling.

It was refreshing to not have to wear the veneer of the service industry.

Now the tenant with the two dog and one rabbit moved out, I am in the process of cleaning and refreshing the unit.There is this musky animal odor inside the unit. 

Coming from an almost 20 year work history in healthcare it was refreshing to be surround around another passionate group of people.
