Since it's a one time cost, it would only appear in that year of the analysis vs being a recurring annual expense.Bonus points if this could be tweaked for AirBnB arbitrage.

I just don't want to have a recurring expense. how much would it cost approx for the basket strainer and redoing the drainage plumbing? 

The best way to relieve some of this anxiety is to stay busy looking for the next! 

My anxiety about a property needing major work is that I'd get out over my skis and possibly get hung up with delays (construction, permits, etc).

Losing offers, losing money, bad contractors, bad investments, unexpected guests like squatters and thieves, expecting the unexpected, stress, headaches, anxiety, xanex lol etc. is something a guru can not teach you.

The combination of those three has caused me some pretty severe anxiety over the last few months.
