Lots of upside in a rapidly appreciating area!

Reno is a hot market and growing rapidly.

In some rapidly appreciating markets, the appraisals may just be behind the times.

What they often ignore is that they can get as much income if not more by investing in dividend paying stocks, especially the ones that either pay a high dividend or rapidly grow their dividend.

The duplex is a fairly nice 3b/3ba within walk/bike distance to Bay Area Rapid Transit (BART) with tenants on a month to month lease at pretty much market rate (also they have pets if that means anything at all re: stability). 

We also strive to enable investors to expand their portfolios as rapidly as possible by enabling them to invest in property remotely, without having to worry about day-to-day management duties. 

Places like Houston might have more rapid appreciation but the cost of entry will reflect that.

Does anyone have experience working with zoning boards of municipalities in the Grand Rapids area for building a 2-4 unit property?
