This is where I'm very inexperinced and don't understand what is standard for industry or what could potentially bite me down the road.

Looking at refurbished houses in the area, potential value of the house could be $130-140k range.

Really interested in investing in this market and would accept a relatively low return (or even a break even scenario because i believe in continued appreciation potential here). 

Not sure if that’s because I’m lower in the pecking order or if they are telling all investors it will be the later date.I’m also concerned with the potential impact on building costs.  

I’m currently targeting properties in the $200K–$500K range, depending on the location and potential cash flow.

The Midwest offers good cash flow potential, and Cincinnati stands out for its diverse economy and solid quality of life in an affordable market.I just wanted to share my experience to show that turnkey deals are still possible.

With so many companies like Intel, Meta, Amazon, etc. moving and developing here, the population and job market are growing so rental demand and appreciation potential are strong. 

The more rational you are, the better the outcome.Practice and LearnLike any skill, negotiation improves with practice.

I don't think the LVP will feel right with carpet underneath and it's not a sound installation practice to have that buffer layer there.
