families & couples ( with a pet) .. the way the units are laid out.. can be used as single big 6 bed house as well.. but what I dont know is how many would in the future want to share spaces like a backyard or a common area and yet have their own privacy in their own units

Goodevening from NJ, I have a tenant in my 3 family Investment property/house that just got a dog without informing or asking me and has a no pet allowed written clearly in the lease.

Then they took pictures of the underneath of carpets and found stains that were more like water spots, these were not wine or pet stains.

Differing costs.[4] The owner cares most about SPEED of repair because they want to re-rent as fast as possible.[5] Some of these products are made for rental use and are faster to repair.[6] Repair cost includes labor and a possible up charge by a local management company for handling the repair.[7] LVP likes to remain in a certain temperature zone, if you do not use A/C some types of it may buckle.[8] At least they didn't charge you pet rent for the rodents (that is a joke).If they replace it, just be as careful as you can.

This is one of my pet peeves: people are not comfortable buying real estate sight unseen but will put 50k into a company they know nothing about because a buddy told them about it or they read an article online.

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Although not required, I would use a constable or sheriff to serve the notice.Also, if you offer them a new tenancy at a new rate, you can also require new terms, like no pets, no smoking etc.
