True that. 99% of people will stay on the internet, analyzing deals and doing research but when the time comes to pull the trigger on a deal they'll do absolutely nothing. 

@Ryan Fox - It's pretty unpredictable in my opinion, but I'm sure there are people way smarter than me that can better see/predict what's coming down the pike.  

In the “old” days, people would have the seller pay the lender so as to not “alert” the lender that a property sale had taken place, so that the lender def wouldn’t trigger the so called “due on sale” that’s a part of almost every mortgage or deed of trust document.  

Most purposes that people on the BP forums are transferring properties to an LLC, would be exempt of the Due On Sale Clause.

You should find a lot of resources on BP but I think the most useful people to talk to would be MF builders and local officials in your target areas.

Paid mentorships can work but a lot of people here should be able to help with specific questions for free

Hi Devin, Have you ever considered that instead of America needing smaller homes that are more affordable, that America needs more higher paying jobs so that people can live the actual American dream versus having to settle for less and less and less (Has George Carlin pointed out in his classic speech about this).
