In my opinion, (you know free advice and worth every penny kind of thing), unless interest rates are in the 5’s, I don’t see people pausing their search.

The deal you have seems great which gives pause as to why

Although I know others have concerns (there is a strike to pause listings on AirBNB in protest happening on May 18, 2022), I'm not certain if I am overreacting.It is my feeling that within the STR arena, there are diehard AirBNB loyalists that will act against their own best interest in their devotion to AirBNB.

Up until our venture was paused due to Covid, we then switched our focus completely on Real Estate.We took everyone's feedback and expanded Operations into the United States, starting in Florida and Nevada, then Texas shortly after.

I personally hope new investors press pause.

Several of the long-time flippers I work with are either 1) pausing right now for the reasons you mentioned or 2) being super conservative on underwriting deals to make sure they are being compensating for the risk of project delays.  

It will give you some pause about your contract. 

If this doesn’t work my next steps will be pausing for a year so I can save another 100K and then slowly get rolling again next spring, that just so painful and counter intuitive to reaching out goal of 150 doors at this point.

If it’s fear or scarcity mindset that has you concerned, then I’d recommend taking a pause, brainstorming your “why,” and then making a move.

No one gets a smaller cut because they paused to have babies, or something.
