To do it well you need very specialized expertise in abstruse things like capital account accounting, internal controls risk, cross collateralization, contingent liabilities, deal carve-outs, and many systemic risk patterns that by definition are impossible for the sponsor to design out without paying to pass this risk to a party who would charge more than the risk indemnification would cost.

If you want something low maintenance with larger potential, it's self-storage, but that also takes a lot of research and knowledge to understand the prospective and projected metrics of the area and traffic patterns around the facility.

One flaw to this is contractors are not keen on working with investors and you will have a hard time continuing this pattern for each property you are “considering”.

If there is a felony, I would pay particular attention to whether there is a history there that would tend to make you think that it is a continuing pattern... related misdemeanors, common interactions with the police, etc.
