I've had a lot of clients from Arizona that come to Utah and are shocked that a 4,000 square foot home is 2,000 up and 2,000 down not all on one level.

Their would be no dryer option with the cold water feeding both hot and cold tap on the hookup due to I have to foot the water bill and would be specified in the lease. 

In the past we've successfully leased up commercial spaces ourselves and mostly beaten the per foot number brokers were telling us the spaces should lease for.

I am looking to build a 750 sq. ft. house ( a 2/1 specifically) and I just want to get a rough estimate of the per square foot cost?

I also live in Northern VA and I’m trying to get my foot in the door.

Cleveland has the entry to purchase lower thus people will look at Cleveland much more favorable to park their money OR get their foot into the RE door.

We are looking for cheap but not too cheap, maybe a maximum expenditure of $2.50 per square foot.  

Too many sellers get burned by people coming back and wanting to crack the contract open and want a concession over something they saw in the basement (while supposedly "just checking the measurements on the upstairs bedroom").So you can go in no inspection then try and call to schedule one, only to find out that if you step foot on the property you are trespassing.Just my 2 cents

It's one strategy and is a good foot in the door.
