I’ve been researching local professionals and would welcome any advice on how to vet and connect with reliable team members, particularly in a high-cost area like the Bay Area.As for hard money, I haven’t explored it in depth yet, but I’m open to the idea for the right deal.

But, they have ZERO liability for the performance of that tenant.Second, 97%+ have no idea on how to screen a tenant, other than income = 3x rent and a credit score.

They really had no idea what they were doing.

I like the idea of no pets and that is decent income (depending on what the rents are).

Lends creadance to the idea maybe in today's markets, it's dead.
