In larger mutlifamily properties I typically increase my existing expenses (non-mortgage expenses) by the same growth rate as my revenue.... assuming I have up to date and accurate existing expenses.

A quick Google search for the Ashland, KY area only list a larger local company and I'm fairly certain they own all the properties they manage, or out of state companies that I'm not sure would manage quads (which is probably where I would start).

I think you're right with so many larger companies investing in our area, the market will continue to grow.

Larger projects (e.g. 50MW+) generally interconnect with the transmission operator facilities, so you'll need transmission lines close by.

However, the higher purchase price made it harder to find a buyer in that neighborhood, as they had trouble qualifying for the larger loan amount.

They won't assign tasks to vendors unless owners have money - and expect owners to proactively view their portals to see requests - and depend on automation to get their attention.

I would only focus on cap rates for larger assets.
