the small local bank where im located at the lady said you can have up to 10 home loans.. there capped at 10.. problem being if you use smaller banks/cu's then they will prob have to be where the property is located, if its a small credit union in florida theyre not gonna want a rental prop in texas..

It comes down to what takes place.If the group is all family and friends and each decision is reviewed by each person then you are likely fine.If the other person is a stranger you met through Craigslist, they are an elderly lady with no RE knowledge and you are the one making the decisions for the deals that are funded you are in serious trouble.

You might be able to count on the other 10 to pressure the 11th to pull their finger out.If the 11th person just wants some time to pass after Thanksgiving or some other emotional/seasonal date agree to do so for a fee.

most realtors are only looking out for themselves (No hard feelings ladies and gentlemen) and it is very hard to find an honest one that believes in customer service!

Or you could just rent the place to the lady until she builds up her cash.
