There is nothing more I need to talk to that person about when it comes to Investing.The above example is something that I use to demonstrate why compounded and future calculations are very important for ALL of us Investors.If we all understood the calculations, then I wouldn't continue to hear problematic postings indicating how cash flow is better than this or that when the only calculation one does is a Cash Flow NOW (meaning the calculation of a cash flow based on today's rents and expenses).Hopefully I have answered your questions and not just beating a dead turkey...

In today’s high rate market, 1% ratios do not cash flow at high LTV in most markets.   50% expense ratio $2550. 80% financed at 7% (OP indicated and does not include the plumbing) P&i $3,332/minth. $5100 - $2550 - $3332 = -$782/month after achieving market rent.

Title insurance should also reveal if the trustee has this ability.To clarify, if a trust names someone who is deceased as a beneficiary, the trust would then name someone else, or would name their estate (the reasons behind forming trusts in the first place would seem to indicate that it would be another person, since their are tax benefits and probate avoidance).

And, if someone referred an agent/team to you, that's also a good indication that the agent is worth talking to because no one wants to look bad by referring people they don't enjoy working with.

@Don Konipol your comment was not helpful at all and you’re not telling me anything new. the question was what areas are more lax. just bc the California market isn’t advantageous does not by any means indicate that Airbnb is not a profitable endeavor. nice try on the scare tactic though.
