I've checked hundred of GP track record and I found In this industry, a high school drop out GP can beat PIMCO fund manager that has 999M AUM if the high school GP can do better underwriting and execution. 

Why would an LP invest with you vs the hundreds of other syndicators doing the same thing that probably have more experience? 

You could essentially find a home with low equity, pay for the closing costs and take-over a 2%-5% loan, saving you hundreds of dollars every month!

I advise clients NOT to buy empty lots, even ones right next to their properties and even if you're only paying a couple hundred bucks.The logic is pretty simple.

We have bought hundreds of loans the past several years, you cannot buy them from a MBS, they have to be removed from the security (typically due to non performing), or they did not qualify to be securitized (scratch and dent).
