One of my biggest problems was the odor and damage that was left from the tenants dogs.

The cleaning can be a challenge if the pet sheds alot but our cleaner always does a great job and we have never had a complaint about pet odors, fur, etc. 

Looks great, easy to clean, won't retain odors, holds up to ordinary use, and can handle spills.

I am looking to cash flow on this property, so if it's not going to do that as well as I had once projected, no harm no foul.

@Davon Lowery  I understand your thought process.. but also you have to realize how people like this totally foul up INOCENT sellers.. all you talk about is poor wholesaler.. poor wholesaler.. when in fact if you just treat the seller fairly do not lie to them and or buy the property then resell.. then all is cool.get off your high horse .. your not correct in this one... there is so much that is wrong with how wholesaling is done in the current environment. it simply gives RE a bad name you have total beginners buggering up deals .. screwing up and taking advantage of sellers.. all for their own greed thats the simple facts.

This may lead to mold, odors and other issues.Conventional wisdom is to do hard floors in basements to minimize issues.

A $200 non refundable deposit for the cat inside - we were under the impression it was an outdoor cat and it will be extra cleaning to remove hair and odors from the house.D.

Worst case scenario pet leaves a bad odor in a house, thankfully you can ozone scrub a house and literally remove all odors from a home.

You will most likely need this for odorizing the floors at bare minimum.One thing to keep in mind, is that a puppy will definitely tear up the floors and possible walls.
