@Alexander ForresterI agree with @Jose Flores those are all good lists 100% Equity is a free and clear and you can negotiate terms deals with them like onwer financing.

I've been approached by an Albuquerque investor who is willing to offer interest-only financing for long-term, buy-and-hold, projects in New Mexico and surrounding states.

I can't speak for Florida, but when we purchased our first SFH in New Mexico, the seller in the deal had inherited the property through an estate, but had never lived in it.
