I'm not the right guy in your situation, but if there's a local REIA near you, you might want to reach out and see if there's an investor/broker there that is comfortable with your situation. if that's not doable, the easiest way is to just extend the DD period for the time you need.

On the other hand, these tenants have been fantastic (my best so far) and renovating with them present would help generate more goodwill and perhaps lead to extended tenancy and other network benefits (They are both nurses and may have co-workers who are looking for apartments).

The actual court process takes about 3-4 weeks.If the tenants contest the eviction or otherwise file a legitimate answer to the eviction, then that extends everything out by a couple of weeks while a hearing is scheduled, etc.It's not clear to me why you were so sympathetic to these people at the outset (turning away what could have been a well qualified, long-term tenant?

@Raymond Y, I am not a lawyer, but, if you intend to make a credit check as part of your screening of (pre)existing tenants, I am not sure that you should - “credit” had already been extended to them, and they may still be covered by that original contract.
