I kind of don't want to run him off, so I am taking my time to offer, he seems to be in no hurry to sell, and has expressed the option of selling just one for now....My thought is if I aggressively pursue the owner financing, I know this will probably run off chances of traditional financing, if he's totally un interested.

Think of it this way... if your rentals are $50k each, there is no reason of forming a separate LLC for each one.Of course the above expressed on this public forum is my opinion, and is not to be construed as professional advice.

The other investors I know all have over 100 units and I express with them literally every weekly that my goal is to own 1,000 units within the next 10 year (now 9 because I made this goal last  year) and they are 100% supportive and help me out all the time with any advice, contractors, financing, and deals because they see me every week down there and they know I'm serious because I take action.
