LIHTC eligible, opportunity zone, STR eligible, property management in the area….Pretty decent list. didn't know where to start so I figured I would ask the more seasoned of the bunch.

Based on the development expected over the next decade, I believe it's a great area to invest in. 

Because, when you understand what to expect, you can plan ahead.

One thing I’m trying to figure out is how to find good locations where property prices are relatively low, but rental demand is high.How do you identify these areas?

Clear communication on expectations is key—I'd definitely push them to split that $250 cost at the very least! 

I figure the properties on the market the longest are the hardest to sell for some reason.. overpriced, ugly, other issues..
