Other factors may be in the endorsements to the policy.

You normally do not want the person providing the guarantee as a co-signor (endorser) to the lease (contract) as that would give them tenancy rights.  

The insurance adjuster will determine the replacement cost at the time of a claim so lying about the characteristics of your building doesn't do any good.The best way to get around this issue is the agreed value endorsement.
