Hello @Ricky Hernandez,Though I'm not familiar with what is customary in AZ, I'd recommend a home inspector over a contractor/handyman.

Find a good agent that can connect you with contractors, lenders, Pm's and most importantly deal flow. 

I’m also working to develop a list of contractors and handyman services in the area.

I’ve already again talked to contractors and got good estimates knocking down this one wall adds aton of value to the house.I estimate the additional amount would be $200-$300 a month after a remodel. 

Because you'll be the titleholder and you'll be hiring the sub-contractors, you'll be co-responsible for what they're doing.

Thanks. because existing is super messy and lower returns for general contractors and HIC, I'd recommend looking at new construction too. start to finish 120 days right now on 1-3 family is what our market is going for high volume spec homes that have been built before. 

I will say that great partners and contractors make a load of difference.

There is no way these are licensed and insured contractors. 

I also have a contractors license and I am good at seeing value but I’ve never sold anything.
