Sometimes, when I have credit pulled, it displays some DSCR loans but not others (credit bureaus are a black box), however, the mortgage payments are just reported to the credit bureaus to account for late payments (which plays into conventional financing eligibility), but they do not play into a borrower's personal debt-to-income ratio when qualifying for conventional loans.

But would be a shame if selling into this market were the outcome.

It all depends on what outcome you ultimately want from the system.  

Either outcome is cash flow negative in Year 1, but that is not uncommon.I think their price is probably pretty reasonable depending on the scope of repairs and deferred maintenance?

Ask about the success rate of deals bought in 2007 vs 2010 to understand how factors outside sponsor control can effect the outcome.
