The lender's closing instructions may require the exceptions deletion in which case you may be stuck.If you follow Tom's suggestion, leave the sales price at the original amount and have the Seller offer to allow the title company to hold the repair costs in escrow to be disbursed to the contractor as the repair is made as they would do for a construction loan.You might also want to get a second surveyor to confirm the encroachment since it is possible the first surveyor made a mistake, it may be a long shot but it wouldn't be the first time it's happened.Did the encroachment exist when your Seller acquired the property?

What you don't see is the emails that didn't display properly, was cut off, or emails that just didn't make it for eyes to see (ended up in junk folder, spam, deleted).Will get a much better response to your marketing by using text emails, or text looking HTML emails if you want the tracking capability.
