Anyway, he recently sent me his final invoice.

Ive been logging my hours and even given the ling hours I spend writing my lease documents and cleaning the properties, generating monthly payment invoices, paying vendors and utilities, I just hover around the 800 number.

Usually I recommend QuickBooks online, you can track income and expenses by property, create recurring invoices which should automate some of the work. 

I use Quickbooks to invoice my commercial tenants.

dang, so many people don't go past the OP... i hope y'all read your contracts better than this.

The money goes to my bank account (owner) and I pay based off a invoice property manager sends me. 

Dang it.

Usually there is an onsite inspection or photos or invoices, etc... to prove the work you've done, then they will wire yo funds to replenish your cash.  

I once had a tenant request his stuff back after the initial 10 days but prior to 30 days and I sent him the invoice for what he owned for packing, moving, truck rental, warehousing, etc. and I never heard back from him again, but it's a very good idea to hold it for 30 days to cover yourself legally; after 30 days the stuff is yours.
