Because in reality, by not hiring a property manager, and committing to doing the easier things myself--like unclogging a toilet / shower drain, fixing a light bulb, pest control, calling a plumber--I am committing to be on standby for many hours, which is a sacrifice of peace of mind / being able to leave town or take vacations--and I would like to know if it's worth it. 

@Alexandra Reeves, in my experience, tape measure or laser measure is about the only reliable measuring device.

This was hard for me to comes to terms with, that I don't really have very much control over who is in the unit or for how long. 

As a listing agent, I let my seller know it can trigger the due on sale clause and they lose control of the home but still responsible for the mortgage if buyer doesn’t pay, so most aren’t interested unless it’s a special situation where they really need out and no real buyers out there.

Then, I would forget about it until they actually reach the eviction stage because it's out of my control.

Note that in most jurisdictions, if you rent the primary unit and live in the JADU, the primary now has become rent controlled.
