Many of these factors are relevant in the regular house market, but they are compounded in the luxury market so you really have to pay attention and know your stuff.Aside from finding comes your ability to complete the rehab.

IMO it stains easily,  and you run the risk if it's not 100% perfect, it will crack or bow up, no thanks!      

Most of the PMs I've worked with or spoken to in the past have bowed out of Section 8 now that the economy has picked up.

Fences may make for good neighbours but installing fences is a warning shot across their bow.

Dogs bark they stink up the apartments they rip stuff up when the owner leaves for work ( think of the other tenants) they get fleas and tics they  snap at strangers and sometimes kids they leave poop everywhere and all these issues compound when other families live in the same building and use the same small yard .

Unless you can refi your cash out and Martin profit over the long haul you return will not match the same cash invested in a vehicle and compounded over the same period of time.

@Kyle MyersI never suggest cashing out retirement funds especially Roth IRA funds because of the power of compounding since all gains grow tax free in the case of a Roth IRA. 

There was more joint compound in those walls than drywall lol place needed painted entirely and all flooring was urine soaked all screens were torn .all walls punched in .

.- re-list immediately with great new pictures, right at fair market value (looks like you are there already, but have your agent confirm with a full CMA)These changes may not seem substantial, but they are compounding.

If you are really uptight about the paint you can simply skim over it or put up 1/4" drywall over the older drywall and plaster lathe.Now if you don't want to hang any new drywall and just want to fix the cracks or gouges you put in the wall removing the paper, just use drywall compound.
