The terms of the sale that you agreed to by placing a bid will dictate whether they can forfeit your deposit and also pursue you for the difference (if any).

they would love to have you as a client...and will in their own best interest should sway you from investing in what they consider problem areas (but of course you never know what incentives are out there...meaning how they make money...most pm swear they would rather everything work like a clock and forfeit late fees and turnovers and I can believe them as it is a lot more hassle for the money).

I'm just worried I'll end up submitting a bunch of deals (if they don't accept the initial one I have planned) and never secure one they deem "appropriate" (and therefore forfeit the entire $3000 since I will never GET an actual loan to pay back so I can get reimbursed at the end of the term).

I have a Holding Fee form along with the application that they must sign to hold the unit and it lets them know it's a fee, not a deposit, and is forfeit if they do not take the unit.
