Forgot, on PSAs, since so much is at stake, you'll (unless your broker has one already) probably need to get an atty involved somewhere.Am a broker and we usually have an atty review our PSA forms annually in addition to the brokers reviewing it for clarity.

For clarity's sake, when you say "clears" you mean cash above not just the principal and interest on your mortgage but also the property taxes and insurance, right? 

Hi Mike, for the sake of clarity for us newbies just breaking into the real estate investing world (particularly in Indy), would you be willing to specify the variety of improvements that are commonly necessary to create equity in the sort of properties OP is interested in?

By then, we should have much more clarity from the court case and Gov Wolf.

There are so many options when trying to find what will interest me the most, so your perspective/ story gives me more clarity.

If you want to pursue the landlord route, wait till we get complete clarity on what the federal eviction moratorium extension looks like.

I'd want a lot of clarity regarding ownership rights such as whether or not the government is going to require an Emirati partner or I have the ability to control my own destiny.
