Hi all, My husband and I have been looking to buy a duplex where we can occupy one of the units and rent the other, but I have some reservations on what otherwise seems like a great property and wanted to get your thoughts. 1- There are about 70 registered sex offenders in the zip code, the overwhelming majority of whom have been involved with children under the age of 14.

We developed a friendship, and though I was still going through the legal issues surrounding my divorce at the time, I became aware that their children had little interest in the property, and I expressed interest in one day purchasing the property from them should they like to sell in the future. 

Several life events have led me to Real Estate Investments because I know this will allow me to fund and donate to research studies for Children's Cancer in the future.My brain is eager to learn more, and my ears waiting to hear from wholesalers, hard money lenders, contractors, and other motivated investors out there!!  

By MA law, you also need to have a Lead Certificate just to rent to a family with children under 7.

At the very least the $250 a month will get you food or help you contribute if you temporarily move in with a friend, children and family.  

Anyway, I was able to find out that the owner had no will and he had no wife or children.

They attract children and are potentially dangerous.

Situation: Two adults, two children.  

With only a third grade education due to having to work to help his Mom support the family, He was able to leave his children a Triplex, a 5 unit mixed use and a 2 family home.
