What that lien cert would not show you, however, are open mortgages, judgment liens, tax liens, other non-municipal liens, pending litigation, and the like.

While we were in escrow, the title company discovered that the owner didn't disclose a second mortgage on the house to neither her agent nor the title company, her plan was trying to dismiss the foreclosure in court and hope this would go away before anyone would find out about it.

You may want to involve an attorney for the purchase and sale and mortgage agreements though...

I will likely buy with cash and not hold a mortgage. 

@Karina Busch  Any competent mortgage broker or mortgage banker can do this for you.

They are nice and guests like them, but obviously there are much cheaper options on Amazon. 

From there ones like Foundation Mortgage or Guaranteed Rate are super solid.

Remember you pay the HOA fees even when it is empty...so when market is slow and it takes 2-3 months to rent, not only are you paying your mortgage, but also 300-$1000/month HOA fees.   

I for one built a simple chrome extension to see if the mortgage is less than rent and accordingly provide that information on every zillow listing page.
