I am married, and my wife does not want to have anything to do with acquiring more debt or me being in another mortgage and I live in Arizona a community property state.

However, to get a bank loan you would need to have a debt service coverage ratio of about 1.2 (i.e. your income after expenses is 1.2 times the cost of mortgage payments).

So your thinking when they raise everyone's credit card limit, that people will spend LESS....

I also got a business credit card for buying things related to the rentals. 

I've also read conflicting advice on valuing a buyout amount, if you take the net proceeds of a sale and split it in half or if you pay half of the appraised value minus the mortgage debt. 

I am currently paying off all my debt to allocate money into the rehab.

It can be as simple as a binder, business cards, poster etc in the unit. 

Eliminate debt, establish a budget, and save.

You receive the piti from your buyer and you then pay the underlying debt with that payment.

We keep our list in SharePoint and every quarter we grade them like my kids and have a report card.
